Window cleaning for property managers and HOAs in Bozeman

Window cleaning for apartment buildings, townhome associations and managed rentals in Bozeman and the Gallatin Valley: common areas, turnovers and whole buildings.

A three-story apartment building with rows of windows and balconies in evening light.

Window cleaning on a managed property should run like the rest of the maintenance: scheduled, predictable and documented, without residents chasing anyone about it.

What we take on

  • Common areas. Entry doors, lobbies, and stairwell and hallway windows, on a recurring schedule.
  • Whole buildings. Every unit’s outside glass once or twice a year, with dates you can pass on to residents.
  • Turnovers. Glass, tracks and screens in a vacant unit, inside and out, so it is ready to show.
  • Townhome associations. Outside glass across the association on one schedule and one invoice, instead of each owner hiring separately.

Heights

Two- and three-story buildings are normal work. Glass above the third story is not work we take on.

Paperwork

A certificate of insurance before the first visit; invoices when the job is done or on your schedule, one per property or one for the whole portfolio; and a note of anything we notice that needs a repair: a torn screen, a cracked pane, or a double-pane window fogged between the glass, which means its seal has failed. Photos on request.

Move-outs

Montana law sets what a landlord may deduct from a deposit for cleaning, and how quickly the rest has to go back. Our guide to windows at move-out goes through it.

Send a few details and a couple of photos for a ballpark, usually back the same day. The firm price comes once we have seen the glass.
